Is the price shown per person or per room?
In shared apartments, the price refers to each room, not per person.
In apartments that are rented as a whole, the price corresponds to the entire dwelling.
All prices are listed per month.
Do I have to share a room with someone I don't know?
No, never. At LUCAS & CAVA, we don't assign roommates. Double rooms are only shared if you choose to share them and with whom.
Can I rent just one bed in a double room?
No. The rooms are rented as a whole.
Can I rent a double room just for myself?
Yes, many tenants choose this option to gain space and privacy. You can reserve it by paying the full price, and we'll prepare the bed as a 180cm bed by joining the two 90cm beds.
If my roommate leaves, do I only pay my share?
The room price must always be paid in full. If your roommate leaves, you can choose one of these options:
- Find another person you like who meets our admission criteria.
- Keep the room for yourself, assuming the full cost of the room.
- If single rooms are available, you can also request a change to a new room.
How many tenants can rent the same room?
In the case of single rooms, with a single bed (90 or 110 cm) only one person is allowed to stay.
In the case of double rooms, with two beds or a single bed (135 or 150 cm) a maximum of 2 people can be accommodated.
Can I rent by the day or by the week?
It depends on the type of property.
Seasonal rental properties have a minimum duration of 1 month.

Why is a bond required?
The security deposit for seasonal rentals is required by law and must be two months' rent. The deposit is returned at the end of the contract.

Can I register my address at this property?
No. The apartments are intended for students and professionals who need temporary accommodation for work or personal reasons. These properties are not rented as permanent residences.
What does the rental price include?
It will depend on the specific property, but in general it includes:

What are the rights of a long-term tenant?
The tenant has the right to a minimum duration of 5 years (7 years if the landlord is a company), even if it was signed for less.
At the end of the contract, if the landlord does not give at least 4 months' notice, and the tenant 2 months' notice, it is automatically extended. year by year for up to 3 more years.
